• Remove the partition wall, make good the ceiling and wall plasterwork.
  • New floor covering.
  • On the EPC report it mentions floor insulation, but I’d guess this is probably a money hole that isn’t worth chasing, but I’d be interested in your opinion.
  • Electrics
  • Rewire plugs and lighting.
  • Additional sockets on the east wall (likely increasing from current 2 to 4 at least, possibly 6).
  • Possibly moving light fittings, combining to single switch.
  • Discussion needed about electric car charging (currently done through the window via a 13 amp plug, either need a quick fix or allow for installing a proper charging unit).
  • Covering the previous doorway so it’s hidden, currently not done very well from either the annex or dining room side.
  • Upgrading radiator(s).
  • Looking to future proof this with potential for an air source heat pump.
  • Unsure if we need to keep the small one on the north east corner, depending on heat distribution.
  • Any plastering.
  • New skirting board.
  • Painting and finishing.
  • Two slot shelving on the east side of the room.

When it comes to the electrics, an approach that has been suggested to me is to work from a new distribution box, so that whoever is working on it is in control of everything for the whole rewire. I’d be happy to talk this and any other options through with yourself and whoever you’d have in mind for that work.

We’re also wondering if now is the right time to consider redoing the decking out of the back. It’s currently unsafe and needs to be removed/redone, but we’re not sure if this should be addressed alongside the rest of the garden, or while the annex is being worked on.
